The 78 is an entirely new neighborhood in the near south side of Chicago, designed to bring new housing (both affordable and market rate), new employment opportunities, open community green spaces, and transportation infrastructure to a centrally located and underutilized portion of the city. The site is currently a brown field that is being rehabilitated after being formerly being used as railroad property.

The project will include up to 13 million square feet of new commercial, residential and institutional construction, 12 acres of open space, multiple infrastructure improvements including a new Red Line subway station at 15th Street, and a 20 percent affordable housing commitment for up to 10,000 residential units. It will also include the construction of the Discovery Partners Institute (DPI), a new research and innovation center focused on building a stronger tech ecosystem in the region.
